Sustainable living – a long-term development project in the heart of Bayreut
With the core renovation of the century-old residential building on Bismarckstraße in Bayreuth, a project was realized that combines modern living quality, ecological responsibility, and long-term asset development. The building was renewed from the ground up and technically upgraded to reliably meet the requirements of the coming decades – and even the next century.
The objective of the renovation was to revitalize a historically evolved residential building in a way that ensures long-term economic viability while meeting high ecological and social standards – genuine sustainability through structural substance, not cosmetic individual measures.
Deep modernization for lasting quality
Upon completion, the building achieves the **KfW Efficiency House 55 EE **standard. Through advanced insulation concepts, optimized building services, and a photovoltaic system installed on the roof, an energetically future-proof residential building was created, enabling consistently low energy demand.
The renovation includes all essential areas:
- Energy-efficient upgrade of the building envelope
- Technical modernization of building services
- Use of high-quality, sustainable construction materials
- Installation of a photovoltaic system
These measures ensure the long-term functionality of the building and permanently reduce operating costs.
Revitalized existing structure – rebuilt for future generations
The load-bearing structure of the building was comprehensively reinforced. The timber beam ceilings were upgraded with a modern composite system, significantly improving both structural performance and sound insulation.
A key advantage of this more than 100-year-old building is its generous ceiling heights. These made it possible to integrate underfloor heating and additional insulation within the floor structure – measures that are often difficult or impossible to implement in historic buildings due to limited room heights.
As a result, all structural prerequisites have been created for the building to be reliably used again for many decades to come. The outcome is a revitalized existing building that is technically and energetically comparable to new construction, while preserving its original substance.






Modern living quality: 14 apartments on 750 m²
As part of the renovation, 14 high-quality residential units were created, offering approximately 750 m² of living space. The apartments combine the solid structural foundation of a historic building with contemporary living standards:
- Modern, well-designed floor plans
- Optimal natural lighting
- High-quality material selection
- Convenient access via integrated elevator
- Efficient underfloor heating in all units
The project demonstrates that high-quality living, preservation of existing buildings, and long-term sustainability can be harmoniously combined.
A Growing Urban Neighborhood
The location on Bismarckstraße benefits from continuous urban development and a distinctly urban setting. Through the comprehensive renovation, the building itself contributes to the positive evolution of the entire neighborhood and strengthens its long-term attractiveness.
Long-term asset retention as a core principle
The building is not for sale. All units remain permanently in the owner’s portfolio and are exclusively rented. The renovation follows a long-term, sustainable asset strategy: value retention through substance, efficiency, and future viability.
For tenants, this approach provides maximum stability. Due to long-term ownership, the building is not affected by owner-occupation terminations or short-term sales strategies. The apartments are managed with the goal of creating reliable, predictable, and lasting living spaces.
