Holistic asset development combining heritage protection, serial timber construction, and top-tier energy performance
Münchner Straße 8 is a project that stands out in many respects. It combines the listed architecture of the early 20th century with a highly modern, energetically optimized renovation and a serial timber rooftop extension. On the site of a former plumbing and heating business, an ensemble of residential and small-scale commercial uses is being developed, uniting historical quality, ecological responsibility, and long-term usability.
This project exemplifies what sustainable, future-oriented urban development can look like: preservation instead of demolition, structural improvement instead of superficial refurbishment, and intelligent densification instead of land-intensive new construction.
An ensemble of two architectural worlds – precisely connected
1. Modern building section – renovation and vertical extension as a technically new structure (approx. 550 m²)
The existing building section that is not under heritage protection is being completely rebuilt from a technical standpoint. The renovation is so comprehensive that it is equivalent to new construction in every respect – energetically, structurally, acoustically, and in terms of construction quality and detailing.
- Complete renewal of building services
- Highly insulated building envelope
- Replacement or reinforcement of load-bearing structures
- Serial timber modular construction for the rooftop extension
- Identical energy and construction quality to new buildings
- KfW 40 EE, QNG, DGNB standards
In Germany, a higher technical standard is practically unattainable in both new construction and refurbishment.
The combination of serial timber elements and the reworking of the existing structure results in a future-proof, flexible building volume that ensures permanently low energy consumption and the highest level of living comfort.
2. Listed building section (approx. 180 m²) – architectural heritage in dialogue with contemporary architecture
The listed section of the building was designed by Fürstenfeldbruck architect Adolf Voll and was only recently placed under heritage protection. This required a complete reorientation of the planning approach.
- Heritage-compliant façade renovation
- Preservation of the historic street-facing volume
- Retention of the fully original staircase
- Cleaning and restoration of load-bearing elements
- Precise structural interventions within the interior
- Complete spatial separation of the heritage building within the ensemble
The new building deliberately maintains distance to preserve the impact of the historic structure. Visual axes remain unobstructed, and the listed building remains clearly recognizable as an independent volume.

Urban integration: an ensemble that respects scale, proportion, and context
Münchner Straße is characterized by a mature, fine-grained urban structure. The project integrates seamlessly through several guiding principles:
- Height and volume of the modern section align with surrounding buildings
- The listed building remains a defining element of the streetscape
- Clear structural separation combined with cohesive architectural design
- Rooftop extension as a contemporary addition rather than historic imitation
- Green-designed courtyard with a large tree instead of sealed surfaces
This restrained urban approach makes the project distinctive: it creates density without dominance and preserves existing spatial qualities rather than displacing them. The majority of the ensemble is dedicated to residential use. In addition, a small but high-quality commercial area is integrated on the ground floor – not as a strategy of maximum floor area utilization, but as a service offering for residents and the neighborhood.
The possible uses for the commercial area include:
- Small café
- Neighborhood shop
- Studio or service space
Almost all apartments offer private outdoor spaces:
- Roof terraces
- Ground-floor terraces
- Private gardens
The modern building section is equipped with an elevator
While the historic building retains its listed staircase unchanged, a reference to two architectural eras in one.
Building technology & energy: sustainability at the highest level
The project relies on state-of-the-art energy and building systems:
- Heat pump as the central heat source
- Rooftop photovoltaic system
- Intelligent building technology for consumption optimization
- Highly insulated envelope according to KfW 40 EE standards
- Serial timber construction with reduced CO₂ material footprint
- Resource-efficient reuse of structurally sound existing components
The combination of preserved building fabric, modernized structures, and timber modular construction reduces not only operational energy but also embodied energy.
Architectural approach: respect, precision, future viability
The connection between heritage building and modern structure follows three clear architectural principles:
Respect: The historic building remains clearly legible and is neither concealed nor architecturally flattened by additions.
Distance: The modern structure deliberately maintains spatial distance to allow the heritage building to unfold its presence.
Independence: The new construction does not imitate the historic building but presents itself as a confident, contemporary volume.
This approach creates an ensemble in which old and new are not blended, but placed in a balanced, high-quality relationship.
Münchner Straße 8 is far more than a renovation.
It is a complex, ambitious, and highly modern asset development project that brings together heritage conservation, serial timber construction, top-tier energy standards, and sustainable urban development within a single ensemble. A project that preserves historical quality, enables contemporary architecture, and creates long-term viable residential space.
